Are you physically collecting rent?

Works great as I do not need to collect physical check.

Meaning that most books don't have you take an action, you can note what you have learned but there isn't an associated physical action so it's hard to gain real knowledge. 

Get the inspection and have either you or your contractor look through inspection and home physically :-).
