I could have easily sprayed texture on it with the texture gun to match the knock down pattern that is in place on the rest of the wall.

@Samuel Pawlitzki  you should check out the Property radar app. the time savings alone unless you value your personal time at next to zero is worth the price of it.. plus there is so much more than just the NOD's etc.. its google maps NODS and much more all in one app.I have been at this 40 some years and I am not easily impressed.. but this is over the top for anyone who would even consider chasing these things..

They should be easily located on line by searching    your state landlord tenant regulations.I would strongly advise not having your tenants sign a term lease , leave them on a M2M lease to allow you more flexibility, same language as a term but without you being locked in. 

 $90 per window for labor sounds high, and Home Depot can easily be beat.

It also has awesome reports and graphs that you can easily print for HML's and Investors which adds a level of professionalism I don't think most "flippers" have. 

If an office space doesn't exist a one bedroom or studio apartment that is easily accessible could be used.

Hi Jessica, Easily the first question I would ask them is if they work with investors on a regular basis, not just a one off here and there.  

I have laundry hookups and could easily add laundry .. but I have to pay the water bill so I’m not about to do anything that adds to that especially after doing the math on coin laundry and the cost of the machines  unless your in a b class neighborhood I wouldn’t waste my time or money .
