A great way to get started is to purchase something small and distressed then do a live-in flip.

Amazing the small things that can hang ppl up.

Ronald something very small, I am helping his sell of things at this property and in return he is not needing a significant amount for the option. 

It is in a very small town (about a block long) and sits directly on a major thoroughfare through the area.

This is why people will always say, go around to small banks and look for loans.

But, I didn't want them back.The young ones are small and clear too.

It's a mixed use building with 2 commercial spaces on the bottom and 3 small apartments on top.

What we decided to do to comply with the city is to convert the home to a single family (removing one of the front doors), but keep the right side as a distinct space with a MIL suite with a small kitchenette and back entry. 

Please note that I am located out-of-state from this property and the kitchen hasn't been updated since the '70s (small galley kitchen FYI)Thank you in advance for your advice.
