You want to see if it personally guaranteed and net worth of the operator and how their assets are structured ( example if their worth is protected in retirement accounts and hard to access if you need to go after them with the guarantee etc.).

And if those excerpts from above are actual copies, with all the grammatical errors and misused words.....”so I send you” “...application form to fill up..” this definitely some out of country scam where they don’t know English or proper loan terms.I guarantee you that you can’t find a mortgage recorded anywhere from a loan they have actually made.

There is no guarantee this buyer will actually sign the deal, so I think it’s completely reasonable for you to keep showing it and let the buyer know it (maybe it will motivate him to sign).
