Plus I was mentally and emotionally drained after weeks of screening so many potential renters with 300-500 credit scores, evictions, insufficient income, fake landlords, fake employers, fake ID's ... after all that I knew better, but my judgement was clouded when I finally got a credit score over 700 and what looked like a decent paying job.

A common big expense is undetected collapsed sewer connection in older buildings, roof of course, AC & Heat, increase in property taxes, and on and on.If the presidency changes hands, taxes and regulation are promised to escalate & I don't think your cash flow is sufficient to deal with it.

Brokerages are going to promise you the world, and most won't deliver, people who try to recruit you will do so to help you, but often they will try to help themselves as they can profit from bringing you into the agency and or by being paid a percentage of your sales by the broker.
