If you are zoned single family, then I would doubt City of Dallas would allow rezoning in most areas, and also not issue permit, as you are turning single family into mutli-family.Have people done it....sure.Once your neighbors figure it out and complain about it, then likely you get a cease and desist order from code enforcement.

If I had a tenant who was medically compromised to the point of being a serious health issue I would consider a hotel stay.However, having grown up in San Antonio from 1st grade thur 11th grade with no AC in the house, i am less sympathetic in giving hotel assistance to my tenants.

Nowhere in the lease does it state that the temp must reach 65-68. but I have an e-mail response to the tenant before they moved in where they asked, "due to wife's medical condition, temp needs to be kept around 65-68, will A/C be sufficient to accommodate this?"
