Inheriting a smoking tenant
Finally put my first property under contract! Yay! Financing should be good by next week. Fingers crossed.
It is a 4-plex and I will be inheriting the tenants already in all units.
An issue is that one tenant smokes in the unit that he is in. What would be the best way to handle this if I do not want him to smoke in the unit? I will have to stipulate this in the new lease contract. But there would be no guarantee that he would abide.

1. Get estoppels from every tenant
2. There is ZERO chance you will get a smoking tenant to not smoke. You will want that unit vacated or have to wait until his lease runs out. As if he has a current lease that allows smoking there is nothing you can do.If its month to month make buying the place contingent on them leaving.
3. Have you thoroughly vetted the tenants? Typically on multi units like this when someone sells its because its too much of a headache
