I certainly don't completely trust paper and electron-based assets, or anything else that requires people keeping promises, although that's unavoidable for wealth creation, at least while the lug nuts still hold.Many years ago, Robert Heinlein wrote, "You never really own anything that you can't carry in both arms at a dead run."

I'm not saying, it can't be done, but it's a touch nut for those folks in particular. 

You crazy nut, you can't even afford a printer and decent printer paper.

The theory of valuing the property based on the income potential still holds true on multi-unit properties under 5 units, even if the nuts and bolts of the transaction aren't the exact same as commercial properties. 

@Russell Brazil  I still struggle to understand how this became an expected practice. 

@Russell Brazil My expectations are usually meeting or exceeding the 1% rule and netting a profit of at least $100/month per unit.
