Trying to make a little progress each day, I called my credit union today to reach out to them about getting pre-approved for a mortgage related to an investment property.  

@Nate Sanow they do have some over 200k but I’m only making 40k a year, so I won’t be able to get approved.

Getting Pre-approved by a bank/lender is a great first step to determine how much you are qualified for and at what cost. 

The only way to get a response on it whether a short sale will be approved or not is to actually go through the entire short sale approval process.

@Basilio Alcantara Hi Basilio, the Florida Bar Association has a standard, approved lease that is very thorough and comprehensive.

@Jack McWatters yes, you would need his approval to sublease.

With regards to building a 2-4 unit anywhere, has anyone been able to work with the municipality on the zoning to get the multi-family approved in a traditional single-family area, without it being a larger apartment complex?

I haven’t been pre-approved so before I begin that process does anyone out there have familiarity with this situation or any advice?

My question is, do I have to get section 8 approval as a landlord for the interim that I own the property before the section 8 tenants move out? 

You can start working with a real estate agent and get pre-approved by a lender, both for free.
