It seems like we have a slab leak to address every year and some years multiple slab leaks (our last one (just prior to Covid) destroyed the kitchen cabinets because it went unnoticed because the cabinets were absorbing much of the water).PEX in my view still has the verdict out at expected lifespan.PEX is much easier installation than copper.

The house is also centrally located and the lot is now zoned for two houses if a developer bought it for that purpose.However, the rent is about $250 under market for the lower suite and there is a cap on how much it can increase per year to the point where we could never get that number up to where it should be unless that tenant moved out which they likely wont.

I just spoke to another agent and addressed the same issue with "drive-by" Appraisers and some will work with the agent and some wont.

Usually when the brokers firm represents the buyer and seller they wont have interest of both parties at its best.The most common example is usually the seller would want to sell for as much as they can, and the buyer wants to buy for as little as possible.

Covid has been a reason to outright cancel rent collection and evictions, thanks to executive order on a federal level as of this past weekend.I do NOT want this thread to turn to politics (Save it for facebook lol), but, and I'll keep this macro, we are looking at a presidential candidate and party who are increasingly villainizing landlords, floating ideas of a 25% "flip tax", and a litany of other legislation and taxation that would seemingly destroy private sector residential real estate for many of us small business owners.I have been contemplating liquidating NY assets based upon this looming potential doom and gloom.

At 20% down i wont be able to get started on another property for at least another year, wanted to see if you all suggest to go that route for #2 and get conventional 30, BRRRR and then continue buying or if i should do more research on HML?
