I have taken these exams 6 times in 3 states and am always the first done and the last one I took the lady thought I quit.. 

I'm not advocating to let your tenants run wild but I think there is a definite need to chose your battles.Under your policy a tenant who has great income, great credit, long term rental history, takes fantastic care of the property, and is pleasant to deal with but who has paid a single day late 3 times will be evicted, or at the very least not have their lease renewed. 

A week and a half ago (5/18/17) I got a call from a lady that got my yellow letter telling me her house got on fire and that she made a claim to the insurance and to see if she gets something for it.

Without seeing how everything is run I'll just have to take a wild stab at say $1200, so a total of $4800.

I went to our tax collectors office and the most helpful lady explained to me what needed to be done for the owner to redeem, so, we could purchase the property.

Lower personal taxes do not wildly affect the revenue from those sources.Here

I spoke to the owner of the house, their situation is the owner was a 90ish year old lady who passed away early this year.

Little old lady with a serious sewer backup at her house, no use of toilets,showers,sinks,etc..
