I'm not advocating to let your tenants run wild but I think there is a definite need to chose your battles.Under your policy a tenant who has great income, great credit, long term rental history, takes fantastic care of the property, and is pleasant to deal with but who has paid a single day late 3 times will be evicted, or at the very least not have their lease renewed.

A week and a half ago (5/18/17) I got a call from a lady that got my yellow letter telling me her house got on fire and that she made a claim to the insurance and to see if she gets something for it.
