I know I'm going to have to put my boots on the ground to get more knowledge about the market but would love to hear any suggestions to help me cut my learning curve, and to hear some thought on how realistic my expectations are, and what would you do to start gathering information before I start spending my weekends in Philadelphia.

I'm new to real estate, and I had the chance to attend a seminar organized by Fortune Builders this weekend in Calgary, I’m not here asking for a review on FB’s so called “Mastery” program as I’m aware that this topic was covered extensively in BP forums, as a matter of fact, I had the chance to get a first-hand experience of their cheap “Mastery” program propaganda, and I decided not to attend the last day of the seminar, as the propaganda seems to be getting more fierce each day!

I have raised $800k in three days (two of those days weekend days) in the past, so if you have a real deal, why the need to go the route of crowdfunding!

The house came with some nice features:- Furnace was a newer high-efficiency (about 7 years old)- Stove and refrigerator included- Master bedroom had skylight and vaulted ceiling- A significant portion of the plumbing in the house had already been replaced/upgraded- Vinyl windows throughout- 2.5 car garage with openerWork that I did to rehab it:- Painted the living room, hallway, second bedroom, and kitchen- Replaced the kitchen floor with ceramic tile- Replaced the basement windows with glass block- Re-sided the garage- Put a new door on the garageAnd some other cosmetic fixes.The tenants just moved in this past weekend and they love the house so far.

Wow talk about strange...I just heard something about this at the local REIA meeting here (DC area) this past weekend.

I am just back from a weekend trip looking at both turnkey and retail properties and have some homework from lessons learned!

We are looking for some input on whether to make it a weeknight or a weekend evening.

It's funny because I was just thinking about starting a topic like this because I watched quite a few episodes of "A Haunting" this past weekend.

I had someone stop by the property this weekend and looks like most of the stuff is gone except for a sofa and a few items.
