When a toilet gets clogged and have trouble getting someone out to do it "aah, well, i can just stop by", it is a black-hole that sucks people in that is NOT investing, it's being maintenance tech, or caretaker etc..

Sorry to say, but any idiots could become a millionaire in real estate if they buy a piece of toilet land in Palo Alto in 2009 haha,no need to become pHD in real estate.The one that I really respect in real estate is actually the value-add GP/rehabber/BRRRer and also the painter,drywaller,engineers that make this happen.

If you are in city limits each city is different but in general homeowners don't need permits to change light fixtures, flooring, painting, repairing drywall, changing kitchen cabinets, replacing non-structural plumbing (faucet, toilet, showerhead), change light switches or outlets.

hi Jessica,Glad to see a fellow COS resident. me too i love it here.I looked on when everyone got so het up about ST renting and knew i would never want to clean toilets! 

Be aware it only takes one deal which does not pan pout to put your capital at risk.

You also want to personally clean the toilets.

You are talking businesses, so no 3am phone calls about a toilet clog.  

So those deals I gladly sold off and most now are paying me principal and interest without the hassel of tenants or toilets.   

Later we had to deal with a full toilet, needles everywhere, bed bug infestation, to just name a few.

We also completely rehabbed the upstairs bathroom with a new tub, toilet and vanity.
