Interior is bland / old, but not in terrible shape....but would certainly need to be updated (floors / paint / counters / bathrooms, etc.) if you are looking to get top dollar.Long story short....has anyone ever done anything like this before?

One single-family home shouldn't be terribly hard to manage, provided you live close enough to the property to go there occasionally and can place decent tenants.And I agree with Christopher to be hesitant about properties with only 1 picture, but I would personally take a slightly different perspective on this.

A 3rd party appraiser gave up after 2 months and finally the underwriter allowed comps for rural property, to be within 10 miles instead of two and finally he shot over a terrible appraisal that was 26k short of my figures, When my manager told me the issue, I quickly said I had an appraiser that gave me comps for that deal, so we paid another appraiser $500 and comps worked and my appraisal came in at what I needed!

It has eight foot ceilings throughout, with old white oak flooring that was stained a terrible gray at some point.I am re-doing both the floors, baseboard trim, door trim, window trim, and re-painting everything.I'd like to opt for a warm hardwood color, getting closer to the original color of the hardwood.
