Sometimes you want to improve your credit score needing some time to get it up there.

The people receiving section 8 aren't necessarily 'shady'-- they are poor.You will not be able to run low income properties like you would run properties rented to high income/high credit score tenants.

They should pretty much be there to pay their app fee and if approved (credit, income, background),  sign the lease. 

@Ho Eun Park  not sure why you are focused on state income tax when you live in CA... you pay tax in CA on all your income regardless of where it is.and in states with income tax. you get a credit on your CA tax if you pay state income tax in those states I think or maybe salt changed that.. not sure..

Hello,Is anyone aware of banks in and around Austin, TX that allow you to take out a line of credit on an investment property?

If you had four of them, it would put you at $242/mo for water and sewerIn my other duplex, I inherited a terrible tenant with a unemployed daughter and deadbeat boyfriend.

What do you use for criminal background checks and credit checks for screening prospective tenants? 

I am looking for someone who can show and market the property, screen the tenants, do background/credit checks and then do the initial condition checklist for move in/move out.
