Even with that- if everyone got an AC unit it would have blown our power supply. 

On Zillow is there any way to set it up so they can just e-mail us their info vs setting an appointment time?

This could be inspections, posting notices for late rent or lease violations, supply runs, acting as a hound-dog and helping find new deals, etc.

Insurance also doesn’t protect you from misunderstandings, especially those made in writing and email.

What kind of deals is that investor looking for.I get emails like this all the time and I just delete most of the time.Start with what you are trying to achieve and put together a plan. 

there is usually a tuesday meetup PREIA(or something like that, they email me but I rarely attend due to scheduling)  but you will likely be getting ready to go to the airport. check on meetup dot com anyway and see if something else is going on...I'm heading out of town myself or I'd give you a tour. 

They did admit in the email exchange in the last couple of days that they've known about this for 4 months.They are also claiming they told me 4 months ago (a lie) but they don't have anything in writing informing me about the cracks 4 months ago.
