As you can see, success in real estate comes in many different shapes and sizes.

Even the "successful" ones (or any investor for that matter) lose money, but they just win more than they lose. 

How did you find this deal and how did you negotiate it?

I also bought my first house hack in May 2023 and it has been a similar success. 

Have had success doing Airbnb arbitrage the last year and a half.

I'm looking into a few different options now: HELOC on other investment properties (though I'm finding rates are 11%-13%), a business loan on another business I own, and negotiating with vendors to take deferred payments. 

Build a team of trusted people / advisors (ie contractors, lenders, realtors, wholesalers, drafters, architects, title reps, escrow officers, etc to m are sure you all achieve success!) 

Sub $100,000 properties require volume to work and to make an impact to an investors monthly income.1 or 2 won't cut it.Financing such properties makes things much more difficult IMO and that is another reason why we don't sell via financing.Just my opinion and wishing you much success
