Study the market.

I recently learned a bit, but not enough to be confident about cost segregation studies.  

I’m also studying multifamily apartment investing and syndication.

I just finished a rough draft report with 6 different REI case studies for Denver, Springs, and Pueblo with the new higher interest rate environment.

I’ve learned more in a year than I have 3 years of self study. 

@Megan Ratigan when I was first starting, I did some of the things you mentioned (I consumed a lot of REI-related content and studied up as much as I could...to this day, I continue to consume a lot of REI content like podcasts, youtube videos, the occasional book, articles, etc.).Also, I surrounded myself with people who were doing what I was trying to do (e.g.; house hacking, BRRR'ing, multifam properties, etc.), and I learned a lot from them. 

My question today is where can I find her material to study for the Salesperson 1 & 2 and what is a good credible site where she can take the tests after studying to further proceed to the national exam?

And study more and get enough knowledge on the craft to finally be able to recognize a deal and then start on this journey?

You'll want to spend a lot of time studying these options to understand if either is a good fit for you.3) Transition from your W2 to do real estate and other businesses   -I did this in 2021.
