at the end of 30 years of rent payments .. your rents go up over time  mortgage stays level on a fixed rate. you sell you have NO tax and your home is paid off so you get a big chunk back you rent money is gone.. if your owing the rental when you sell you have HUGE recapture you have to pay back so the deprecation while it helped you it must be paid back.. where as with the owner occ home you have 250 to 500k TX free gain when you sell. plus there is the familial aspect best schools are in owner occ areas not rental areas .. safety and other things ..

Accelerate payments as you get older and rents go up.Enjoy your hard earned income and smart investment strategy during quality years of life.And maybe you get lucky and catch an awesome wave of appreciation and you never have to look back again.I saw one relative buy their first at 31, “forever home” at 39, and then next rental acquisition was not until 53, followed by 4 more strategic buys during the crash (he had money saved up and equity in their primary from not investing in his 40s).

So now you've gone thru the "cosmetics" Kitchen remodel/bath remodel/opening up the floor (and don't forget the cost of the "supporting beams") , new flooring, paint, smooth ceilings; don't neglect the structural aspect and exterior - electrical upgrade?
