Often you can get an interest only HELOC which woudl let you do the work and not worry about the PI payments until you get the STR income coming in on a steady basis. 

One year on job, 750 credit, income 4x(each applicant), no evictions,  no protection orders, the right to inspect their present location, a garnishable wage from a steady income source.

His goal was to rest, but he complained about the taxes he would pay and that he would lose the steady income.

Hard money lenders want a track record or steady income. 

If you can't, you will find it difficult to keep the temperature in your office under control, even with a space heater.

It's a slow, steady, and relatively predictable income stream.

I have experienced gaps and cracks to the outside as the wood gives and takes with the temperature changes.  

Do you see potential for rents to increase in this area given the growth at EB or can you see rents staying steady/decreasing in the 5-10 year time frame?

I personally like to look for communities with diverse job growth, steady population growth, good infrastructure, and amenities that tenants want (restaurants, shopping, recreation, decent-sized hospitals, etc).
