If your answer is to repair, use a spare, or buy a used comparable unit, then you should only pay the tenant a portion of what he spent.

You just check the appropriate box, either "no reports or records of lead based paint on the property" or "has provided lessee with all reports or records pertaining...")This means, even if it's been remediated (either by you or a previous owner), you still have to disclose it to your lessees.I've never personally remediated, so I cannot help with that part.

And checking to make sure that box of 12 filters you left for the tenant actually contains LESS than 12 filters as time rolls on.You don't need a plumber to check connections but it's a good idea to check for leaks under kitchen/bathroom cabinets.
