My goal is to outsource or hire the "$10/hr tasks" that I shouldn't be spending time on anymore such as:Pipeline and Lead Generation:- Identify potential properties to buy near existing job sites- Project research- Deal analysis- Connect and message agents, investors, appraisers, attorney's and fiduciaries on Social media- Reach out to press publications- Contact sheetsDevelopment and Construction:- Contacting utility companies to remove and start service - set appointments, etc- Contacting Los Angeles Building and Safety for documents, submissions, appointments, etc- Get bids from vendors- Schedule appointments with vendors and follow upDoes anyone have experience with this and what has your experience been once you've gotten to this point?

I was wondering if a social-media type platform existed exclusively for landlords to notify other nearby landlords of a particular tenant who had been trouble or should've been marked legally, because doing those alternative methods removes the ability for future landlords to see such a deviancy in a background check.Because it seems that landlords have much more to lose from initiating an eviction (hence the popularity of alternative methods) and furthermore how costly it is to have the unfortunate serendipity to happily embrace these unmarked tenants as clean ones.

Our standards include that income must be 3X the rent, credit score above 650, clean background check, 1-2 past landlord references (the more the better), 3-6 months pay stubs (because of COVID, we requested more months), valid social security and ID and so on...

I saw this deal at 8:00am, contacted the Owner and scheduled a showing at 9:30 (social distanced of course...looking at you, COVID), used the BP calculator to check the numbers, and made a verbal offer after the showing.
