To me being an agent for all these decades .. its a lifestyle choice .. its not a job per se. mainly the more successful you become as an agent the busier you get.. there are so many perks to being a successful high producing agent FAR in excess of just the commission income.

Not my first choice as I was wanting to keep my debt and tax burden lower on my primary residence but I think it’s my best option long term to take advantage of the low rates while they last.

Using the numbers in your OP…$800 per month cashflow x 12 months = $9600 cashflow per year$9600 annual cashflow / $270,000 equity = 3.55% return on equityThat is a pretty low number and my sense is that if you are a smart real estate investor, you can probably do better by selling and reinvesting that money into another property.

Hopefully you don’t have a problem around the entire house, which I have had before, and my only regret was not peeling it away all at once to manage.I’m happy to help talk through this stuff with you if you need to speak with somebody on the phone that can at least help you think through your choices.

I've been in that situation before and it sucks. Now, you might feel that your only choices are to either get mistreated while being $3000 lighter, or to take the money and potentially let other people get screwed because you didn't warn them. But there might be a third option if you can convince the business owner that negative reviews can be turned into positive results.Point out that all businesses, even the best ones, make mistakes and receive bad reviews. But the best businesses work with their customers to fix the problem and have the review edited to reflect that.

Given the overall tone of your post I would agree an index fund is probably a better choice for you

My 2 cents: I could be wrong, but from reading your posts it feels like you might ready be trying to talk your way into this situation as being a good investment choice just so you can keep the house in the family.
