If we can't, then onto the next step.Second we must attempt to hand deliver the notice to each tenant by handing the notice to a person of suitable age and discretion at the tenant's residence, AND deposit a true copy in the U.S.Mail, in a sealed envelope with postage fully prepaid, addressed to the tenant(s) at his/her place of residence on the same date.

If you know your numbers and your offer is a good deal (which in this game is a killer deal) .. then there is no reason to have a 'standard contingency' to allow you to back out without losing your deposit.

Plus if you actually read their legalese documents, there is a lot of CYA saying they can basically disappear and/or go bankrupt and you lose everything.What I do is direct deposit a certain % of every paycheck into an investor account (and the rest into my normal checking).
