Just make sure the debt service coverage will be 1.25 or better.

I'm not on the servicing end of the lending spectrum, so I cant say with 100% accuracy that you cant do an assumption with any other lender than the servicer, but that would be my guess in this case.

Hi @Ken Virzi,I advise anyone that buys single family to make sure they have 6 months in reserves for their family AND $10,000.00 in reserves for each single family for when Murphy's law raises its ugly head. 

I thought about having a property management company manage the property but I do believe this is something I could do on my own and utilize on line screening services as well as checking local evictions public records. 

I don't like it - I think you are missing management fee expense, repairs reserve, and capX reserve. 

A bit about myself, I'm currently active duty Navy stationed in San Diego, my wife who was also Navy just recently got out of the service & I think now is the best time to try to purchase our first property we are looking here in San Diego and some areas in Arizona.
