Renting out property for 2600 a month, and landlord making 600 cashflow.

I have 3 bedroom condo for rent mostly to the college students.

I rent out the master bedroom, bathroom, and an independent kitchen area with its own entrance for $1,200 per month.

I have been able to substantially increase the rents during this period of time with having not much of an impact on the tenants. 

I have a single family house that I’ve been house-hacking by renting out 3 of the bedrooms.

Currently house hacking (rent by the room) in my primary home (1st property) in Texas while working out of state.

Happy clause.....Its obvious you are not happy with the unit.. its rented "as is"..... since you are unhappy with the unit, I will gladly let you out of your lease within 30 days, with no penalty to you and will refund your entire deposit if the unit is returned in the same condition as rented. 

In my market a nice 3/1 might rent for $1350 as well but with an extra bathroom the difference is pretty negligible.
