"Real Household Income" and "Real Median Rents" spread across the entire country doesn't capture the intricacies of local markets, of rising income in the SF Bay Area (or Portland, OR, etc.) driving higher investment and rent.However, the point remains.

Perhaps if it was called a "move in fee", or something along that line, it would be okay though.My concern would be there would be less motivation for the tenant to keep the place damage-free, or pay the last month's rent, because they'd know they weren't getting any money back anyway.

As long as it remains a mobile home park, I think the zoning rules that apply should be the ones in place when it became a park or whatever the variance at the time allowed for.Maybe there is someone here with more expertise that will weigh in on that.
