I've been able to automate things with the city i.e. taxes, utility bills, permits along with "case management" for assigning contractors for quick solutions. 

I hate the solution, but write the check.If this is about being right - the tenant has a signed agreement to stay until May.

But not the most scalable solution : ) once he's out in 2 years I only have so many family members I could repeat that with. haha So thinking it's likely better to just rent the whole thing, and if something were to change, finish the walkout and kitchen expansion at that time.
