I'd also check out all the relevant BP podcasts and the BP books and if you haven't already, check out every real estate investing book you can find in your local and/or school library.

If there is ever a question about any aspect of your landlord/tenant relationship, you can and should simply refer your tenant to the relevant part of the lease and simply stick to it.

Anything he tells you about what you should or shouldn't do is not relevant.

Getting into these sorts of details doesn't seem relevant for tenant interactions.

Especially those who make a living off of flipping and / or building houses, I would think this would give you great insight and control over rehabs & build expenses; whereas, when you outsource everything out to a GC, you have not access to the relevant details -- the budget, upcharges, permitting process, coding restrictions, etc.
