I was looking for property managers in the region.

Compare it to other companies we are in contact with- not too big or small- not smaller than 1000 units. 4- How many properties does each regional office manage?

Personally it seems to me that there will be a dip in the near future as market prices have been skyrocketing especially in my region of Northern MN which has been notoriously reasonably priced in the past. 

Is this a national, regional or mom and pop tenant?

@Steve Morris Sounds like I would do better with a local or regional bank. 

In my region, we have to give "5 day notices,"  in a legal format.   

My cousin, on the other hand, happens to be the regional VP of a mortgage company, so I will be asking for financing through his company, but it sucks to have to open my personal life to him in that way, but I know I can trust his integrity with the process.

Another regional bank has a special program for residential only that will package/bundle up to 4 addresses (houses) and do 15 or 20 year amortization at fixed rate for the entire term. 

We have used a small regional bank here in rural Wisconsin to do what I would consider; commercial, blanket, and portfolio, all in the same loan.
