Colombus is growing rather rapidly and looks like it will only continue to do so for the next couple of years.

I'd rather not go fancy for the rental on the cooktop, but replacing the cooktop after 2 years is once again silly seeming and wasteful.All this said, any general thoughts about how to weight improvement decisions in a case where you're intending to move in shortly would be welcome. 

My wife and I are considering buying a duplex in a major metro in the South, in a rapidly developing and trendy in-town area close to downtown.

There is a lot more opportunity in a state here in the US that's landlord-friendly and is growing rapidly like Columbus.

@Michael Hyun We wanted to make our Costa Rican Family and Corporate Mountain Retreat a unique stay so we bought a property with amazing views and then added these features:- Art on the walls by local photographers of beautiful places to visit in Costa Rica- Pick up and drop off at the airport plus vehicles for rent onsite- Authentic Costa Rican meals cooked by our grounds keepers- An exercise room with weights, a treadmill, and an exercise bike- and tour guides that can take our guests on excursions.

For example FICO 9 completely ignores collection accounts that have been successfully repaid, and doesn't give very much weight to medical bills that are currently in collections.My point is don't make a financial decision based on what these sites are telling you will happen to your score. 

My thoughts are:- Last years' tax return/W2, 2 week old paystub or bank statements verifying income, 680+ credit score- Background check using Zillow or some service- First prorated months rent plus security deposit of 1 mo rent- 21+ age for any lessee - Each occupant named on the lease agreement and requires same qualifications- Gross income 3*rent, or the fraction thereof for multiple tenants by a factor of 1+1/(# tenants).Some things I can think of to add to the template above:- Pet policy max weight, type, number, charge- Outdoor quiet hours 10pm-7am (or in accordance with city ordinances)- Approval prior to affixing anything to the structure, drywall/walls, or painting.

No expert on the 2nd home market but I wouldn't put a lot of weight on Zillow's estimates of what the market is doing.

Can't remember the breed right now, but are not an aggressive kind, just heavy weight, and I can imagine all the hair. 

The building also had a rooftop pool, pet spa, cardio gym, weight gym, and a deli/cafe on the first floor.
