I've also run into realtors giving me comps that were similar based on # of beds and baths but when I analyzed those comps more they weren't in the same quality neighborhood and some "attached" homes etc and weren't quite the same as what I was looking at.

I agree, it would depend on the type of property you manage, lower quality may require a lot of time involvment, may not be worth it.

@Jeremy Davis you're just a Stone's throw away.I worry about the discrimination aspect, however my plan/goal is to create transparent guidelines for our judging criteria that will help insure quality tenants (kind of leaning towards a points based system).

Plus the word doesn't contribute to positive brand identification on the retail buyer side, especially for someone with intent to create a quality product.
