The major systems to note for CapEx are foundation, electrical, HVAC, and plumbing. 

That comes from a good (great actually) wholesaler.The real problem in my mind is the gurus who preach and teach that anyone can wholesale with ease with no money and no credit so long as they buy their system.

A good video surveillance system supplements human guards to be more impactful—but cost-effectively.
