As a mental exercise download a simple floor plan off the internet and try to do a materials takeoff.

But I also realized to obtain FINANCIAL FREEDOM you have to have a GROWTH & DEVELOPMENT mindset & become the person you need to become from a mentally standpoint to get what you're asking for. 

I am so mentally and emotionally drained, I am having a hard time seeing what is the smartest path to take. 

And even then all I have to do is lower the rent by $100, so we have the most attractive listing.I think recessions are more a mental issue than a real issue.

It's certainly a hit, but I am aiming for that private sector (big law or bust-ish mentality).

So taxes are extremely important to keep in mind but there are a lot of other factors that play into mental happiness and how much money you keep in your wallet.

I'm sure if you get more properties managed by them they'd give you more attention to reduce turnover time and prioritize filling up your rentals. 

This is why STRs are a great investment class - the world is going to **** and individual mental health depends on more time spent away from cell phones, computer screens, and television sets.
