@Rommel Rosales, at this rate, it looks like your family may continue to be prioritized over your BRRRR ambitions.

I would pay attention to macro factors such as: population density, population growth, median income, recent governmental action such as capital investment and or safety measurements etc.

Property has to meet health and safety standards.

Some of these can be done online but our local water company requires that a new tenant (or owner) show up at one of their two locations with a copy of the lease/closing statement, social security number and picture ID.Because the gas company that services my area will often require a walk through to check the safety of appliances/hot water heaters requiring gas I'll often offer to meet the rep at the property prior to the tenant moving in (as long as the tenant sets the service up in their name).

The contract says inspection requests may be made for "health, safety, and structural related issues only" but I don't think the seller is contractually obligated to make any repairs. 

The search is roughly based on areas that are growing, and also prioritizing cheaper houses.
