However I'm trying to not have a situation that I've seen happen where the appraiser comes in and has no idea about the neighborhood or doesn't account for new things because they don't know the dates (i.e. new furnace, or updated plumbing etc.).

Yes, a Buyer may want to confirm things by paying their own inspector, but if you can get an accurate picture of the roof, HVAC, plumbing, sewer, and electric, that eliminates 80% of the mechanical problems that cause Buyers to back out.
