Grounds keeping / landscaping / snow removal, trash collection and dumpster if needed, any common areas that need to be cleaned weekly or every few weeks, like hallways (weekly) or basements (would need to be cleaned out every few monthly at the very least), sometimes things like furniture and mattresses will need to be removed from property, any common area electric bills (call local energy company and ask for landlord responsibility)?

The owner was a contractor for years (building custom furniture and commercial spaces). 

I used to stage ALL my houses... now I have a storage unit full of staging furniture!

This piece of land is in a gated community area where there's outdoor activities, etc.

We also have room for boat parking , as well as a hot tub and cute outdoor area so hoping that helps. 

I did stage the master last weekend to show how furniture works in there:I'm totally open minded about what I should do here to get this puppy under contract quickly —thoughts?

Should you look to increase rent through renovation, furniture provided, etc. you will then likely need such an increase to recoup capital expenditure that you move to a price point that brings you into competition with brand new furnished apartment buildings being built last year, this year, and in coming years along High Street.By no means do I look to dissuade.

Please give your opinion-And for you who do stage, any tips on where to get the furniture & fixtures?

We came from a our single family home and have never had bed bug issues before, and within 2 months of moving in my husband was getting bit and shortly after we found our first bed bug.We immediately called an exterminator and he spent about an hour taking apart our unit and found one dead bed bug.But then we went downstairs and within 2 seconds he found HUNDREDS on this guys couch, dozens on his kids beds (new mattresses I might add) and all over his furniture.
