Hometap claims "no interest" but if you look at cash now vs. percent equity they'd take in a future sale, the implied interest rate is something like 25%.Are there private investors out there who are interested in doing similar deals with better terms?

I occasionally enjoy co-hosting (splitting costs) for client events with a lending partner but that is pretty rare as most lenders just want to hold "first time home buyer" classes/events or co-brand online ads for home buyers.

To be assumable you need a purchase contract with the owner, settlement statement/payoffs to show your down payment makes any sense against what is owed.If the HOA really succeeds, you will see that a Board member is miraculously on the transfer sale deed...The HOA cannot sign a contract to sell to you (they don't own it yet).
