This is tricky - in a very practical sense, you can deed your property to anyone that you would like to; that deed can be recorded & the transfer would be official HOWEVER you need to be extremely careful since you have a mortgage.

There is a C.A.R. form that your Realtor can utilize for this.Regarding the "Sale Termination Clause": This is language that would have to be inserted into a lease agreement with the tenant, can't be done after the fact or with someone who is on a month-to-month basis.To notify the tenant that they need to vacate, you just need to provide them written notice (email will suffice).

With the closing date coming tomorrow for July, I really don't know what to do at this moment beside waiting for the attorney to talk with me tomorrow morning.I'm thinking about just signing the contract directly with the tenant for a one year lease (with us split the one-month agent fee and pays her)I don't know if that is legal or not.Sorry English is not my first language and I thank you all for reading it.good luck with all of your investment.
