Then we tapped a HELOC and began going nuts buying Detroit rentals.We did that for 2.5 years, spent another year paying down the HELOC and then... we moved back to California (Central Coast this time).So here are my thoughts...1) You may find that you do not like North Carolina and wish to move back.

For me in my area I would take the true NOI minus $250 a door (cash flow) and if the remainder covers the mortgage nut it would get additional due diligence

I don't see huge upsides as there is only a few years left in the up swing and after transaction costs, it's not that fruitful to buy now and hold for another 5 years or so.Also, I'm in earthquake country and insurance is a gamble at best as they may deny a claim.

They would not replace it until the last fellow wrote up an itemized list of each part, including (he said) nuts, bolts, washers, and the prices, to make them understand repair was more costly than replacing.
