Yes Dave I was feeling a little nervous about putting it all out there.

I am nervous that I will spend my cash on the home purchase and not have enough to cover myself if anything happens.

Unfortunately with the high real estate prices today and needing 25% down I dont see many options for anything other than hood properties and that makes me nervous.

I will say that builders who are building higher end $800k+ homes in parts of the "up and coming" areas of Nashville are getting nervous because their product is sitting on the market for past 2 weeks.

I just want to get started and I find myself overwhelmed, and a bit nervous as I'm doing this based on what I've read in books or watched on YT also just scrolling on Zillow or other similar apps, I get discouraged as I feel Ive missed all the good deals (if that makes any sense).  

Savings started dwindling down and I got nervous and bailed to get some money coming in for my family.

Austin is another market like Denver that has been shooting up like crazy over the past few years, but to my knowledge does not have a long term historical track record high appreciation, which would make me a bit nervous.

I would love to make this deal work for him and I, but it certainly makes me nervous....any insight would be greatly appreciated.
