States seem to South Carolina, Colorado, Arkansas, Ohio, Alabama among others but trying to narrow down specific areas to look.

@Austin Haynes Because South Jersey is so big, I recommend you narrow down your request to a specific municipality or set of municipalities. 

@Grady Dennis I would treat it like a BRRR but you get to drop the B and call it a GRRRR since it was gifted.

I would rip off the band aid by terminating their tenancy, updating the place, and screening your own prospective tenants. 

This one has 48 steps to get to the front door, makes moving furniture/anything a bit tough, and narrows your renter pool.We're currently renting to a traveling nurse with a working professional for the long-term tenant in the future.

I am currently still narrowing down the location we want to jump into. the great country of texas LOL is massive so we are looking more or less southern texas. i dont think there are many HOAs out there and the area is not new to STRs as its a poppin spot for the winter texans. so in a long winded way i dont know if there are year round STRs but once i do ill keep the post up dated! 

In both options the B and the first two Rs are the same -  I buy using a HELOC to fund the downpayment and rehab, a conventional mortgage to fund the purchase. 

I've been told that the average tenant is staying in a unit anywhere from 1.5 years for C class and 2-3 years in B and A class. 

Look for agents on BP is big, have pre approval in place (from a local lender in the area if possible) and I think you want to have your focus narrowed as good as you can before making the call.
