I've mostly been looking at single family 3br houses, but haven't totally nailed down my criteria yet, as I am still learning what types of properties are the most desirable for rentals in the area.

Both Mo and Ryan have nailed it in terms of what you can expect for financing.

I've never received back-dated fines for the time it wasn't certified.After COVID apparently the City hired an army of inspectors and went around and nailed homeowners left and right for failure to pass inspections.

Primary homeowners have a 10% cap on how much their tax value can be raised, investment properties don't.  

I'm sure there are plenty of guys out there that have never pounded a nail or even wired an outlet and are making it as inspectors - but you won't know things in the same way or as well as an experienced construction expert will.

My own dog scratches up my floors just from playing if I don't keep her nails trimmed enough.
