Manayunk/East Falls Newbie- Philadelphia area rental properties

Hi Everyone! 

I've been devouring the BP blogs, forums, and podcasts for a while now and now feel ready to make some moves towards my first deal. I am looking for rental properties (buy & hold) in the Manayunk/East Falls areas and would love to hear from anyone with experience in these areas. I've mostly been looking at single family 3br houses, but haven't totally nailed down my criteria yet, as I am still learning what types of properties are the most desirable for rentals in the area. Also, if anyone could recommend a knowledgeable agent in the area, I would love to hear from you!

Just finished a flip in east falls I like the area a lot. personally I think its under valued. regarding buy and holds East Falls & Roxborough are good markets - especially for buy and holds - steady and stable but slowly on the rise . LMK if I can help with anything else.
