Credit numbers alone don't tell the story I'm looking for, there are plenty of folks I rent to that had issues a few years ago through divorce or medical debts but have been fine since and these tradelines help me either verify the story or call BS.

For instance, Herman Kiefer's Medical Complex announced plans for redevelopment this week.

I'm not concerned if they pay their medical bills, Columbia House DVD club, or credit card on time as long as they have a good rental history and have the income to afford the place.

I'm just getting started in my investing career (this was the first property I purchased, less than a year ago), and I probably have just enough between my savings and a loan against my retirement account, but that would wipe out everything, even the emergency fund in case of a medical emergency or car emergency, so I'd love to not have to drain it all. 

In short, if you use a medical analogy: You want a brain surgeon who has never lost a patient and nor have any patients have been sent to jail.

@Bryan Feik if he is in poor health, he may be able to get all or part of the cost covered through his medical insurance.

Would your home be a good fit for a couple nurses or other medical professionals?

You are allowed to verify, which means she needs to show a letter from a valid medical provider that you can verify.

This is a really grey area that might get you in trouble if you prevent someone who has a medical condition etc.
