It is zoned as a light industrial warehouse district, the down-stairs is currently being used as Ji-jitsu gym, while the upstairs (the portion I'm renovating), is being used as a massage studio. 

The only problem is that the numbers are looking tight with all the work it needs, so I'm in the process of deciding whether to pull the trigger or not.

. :) Yikes, I was just getting ready to pull the trigger as an out of state investor with an eye on OKC. 

Well I finally pulled the trigger and put a multi under contract in the New Britain area.  

Without all of you, I would not have had the courage to build connections and pull the trigger on my first investment property.

If you do find this person just make sure you have all your ducks in a row to pull the trigger when it comes time because the last thing you would want to do is damage the relationship and force them not to take you seriously. 

Biggest hurdle for me is going to be pulling the trigger and purchasing.

Once you find a deal that works for you, pull the trigger and don't hesitate because in the Real Estate Investing world speed always wins and if you're not quick to make decisions, more seasoned investors will beat you to the punch every time.
