I am not planning on driving the routes - would need to have a manager & dispatcher while having trucks and drivers actually drive the routes and deliver packages.The businesses seem to be quite strong cash-flow-wise but I'm not sure if it's a good idea to get into this business.Would appreciate any feedback on this.Thanks.

Sure, about one in 2000 times, by someone experienced enough to recognize a very unusual situation, having the capacity to act on it, having the financial strength, experience and tract record to be able to attract the needed capital, having the knowledge and ability to structure the deal, having the ability to manage and or reposition the property after purchase, and having the capacity to carry the negative cash flow until turning the property around or obtaining lower cost financing.  

In today's world, unless you are looking for a job to manage the investment, there is no reason not to look to a state that is more landlord friendly.  

Of course, there are construction considerations building on concrete, but nothing that can't be managed.

Obviously, you are planning on doing your own property management once you purchase your first rental. 

You need to learn how and when to use all the tools available to you (financing, insurance, management, etc.)

The key is to find a good fleet manager at a dealership in your area.

I own a couple Chicago MF that he did gut-rehabs on and his team still manages them for me.
