My main point in writing this post today is to warn other investors to not use this guy and to please do your homework. 

My main goal is to learn as much as possible about this fascinating world of real estate investment and realize financial and personal freedom.

basically the steps would be1. drive to find a potentially qualified house.2. find out who lives there and what their mailing address is.3. put them into your mailing campaign to start sending them lettersim mainly looking to outsource #2 and #3 and curious as to how you guys do it.  

Did you advertise being marijuana friendly and do you think it attracted or detracted certain types of renters?

I will explain the scenario first and then give you some numbers to consider...Basically through good fortune and luck our family owns a plot of very attractive land in the path of urban development.

We're new investors, and I've been hearing about all of the benefits of getting my real estate license (mainly MLS access and the ability to make "investor-friendly" offers without annoying agents too much).Here's my question:If I do get my license, would I "need" to start working with a broker or company in order to gain access to the MLS?
