All FHA, VA and USDA loans are assumable and there are thousands of homeowners who bought in 2020-2022 who have an excellent interest rate and have no or low equity as the market has shifted.

Not sure what you consider a crazy rate, but cash outs right now for conventional can be low 7s depending on the scenario. 

Even the top batch services like Batchskip and REIskip use credit data which has 'suggested / probable' numbers.
