If not you can take out up to 100% Cash out where you might lose a low first rate but good news you can refinance in 12-24 months and lower the rate.Mortgage rates are getting better and will be back down in the next couple of years allowing you to refinance and recapture a lower rate if you take out cash now.

We made a decent bit each however in the western suburbs of Chicago it only cover either down payment or rehab costs, not both nor a turnkey house if looking at a rental which is what I would hope to do with it.

Losing a contact or context or an important date.  

Since she is not on the lease, I'm hopeful I can do so.
